What can you tell me about Airbnb and Corporate rental performance in the area?
At Sojourn, we know that making decisions regarding how to leverage your property can be stressful. We use subscription software and our local knowledge and experience to provide you with accurate, up to date, area-specific performance information. We start by ensuring that we have an accurate feel for high and low seasons in your neighborhood, including knowing what types of property are most popular in the area, and how local regulations affect the vacation rental arena and more. -
Will you be able to do a better job listing my property than other property managers … or the job I’d do myself?
Without a doubt the answer is yes. Using Sojourn partners and technology, your property will be listed on 50+ sites – a nearly impossible task for almost all property owners. Additionally a partnership with Sojourn leverages the international relationships we have with professional corporate renters. Most importantly, we are building a brand at Sojourn that focuses on honouring the guest experience, of which, your property is a key component. By partnering with us, you will be able to leverage our brand, while simultaneously knowing that your property, and your guests are well attended to.
We also focus on your properties personality to market your property. We use professional photography to put your property in the best possible light, and write listings that create desire – and prompt the right readers to become your confirmed guests. Unlike managers in multifamily buildings that run the same listings – with the same photos – for multiple clients, we show off the unique characteristics of every client’s property. All this is why we have an exceptionally high rating as a Superhost on Airbnb.

Are there any start up costs with Sojourn?
That really depends on where you are in the process, and what you want to do yourself. We do offer turnkey services, and do require a certain level of furnishings, linens and the like in order for your property to be a part of our portfolio. Our contract contemplates an initial fee, which we agree upon prior to execution of the contract. The fee contemplates performing preliminary tasks to maximize the marketability of the Property. Professional photography is required and depending on the size of your home starts at $200. The fee is separate from any unit specific purchases, like furniture or repairs, which are billed to you under separate invoice. Of course, no costs are incurred prior to your approval. -
How does cleaning work?
Sojourn has a team totally dedicated to cleaning and cleaning inspections. Our team follows White Glove Guidelines. Cleaning fees are charged to your guest or tenant and then passed on directly to our cleaners. Having our own team and not outsourcing to all different companies allows for consistency across all Sojourn homes. Part of the Sojourn brand is about the high standards that our dedicated staff hold themselves to. -
How do linens work?
Upon initial set up, Sojourn will purchase the hand picked linens used in all Sojourn homes on your behalf and charge that on your first invoice. Linen service is provided in the cleaning fee. Your linens are taken to our laundry site, washed dried and folded in between guests. One to two times a year, Sojourn may need to purchase additional linens for your home. -
How do toiletries work?
Upon initial set up, Sojourn will purchase the hand picked toiletries used in all Sojourn homes on your behalf and charge that on your first invoice. Toiletries are restocked at every turn. The fee is $45/month billed on your monthly statement. This includes kitchen basics and toiletries for guests. -
How are guest payments received?
Sojourn collects all fees paid by the Guest, including the occupancy and cleaning fee as well as the transient sales tax where applicable. -
How are payouts dispersed?
Sojourn will issue you an invoice by the 2nd working day of each month (the “Invoice”). The Invoice will enumerate the Occupancy Fees collected minus Sojourn’s fee and any other costs paid directly by Sojourn on your behalf pursuant to the Agreement, including, but not limited to cleaning fees, inventory costs and Expenses (the “Monthly Payment”). A Monthly Payment will be sent directly to you by Automated Clearing House (ACH) on the date that the Invoice is issued. -
How are property repairs handled?
Minor repairs are handled on site by Sojourn’s cleaning and inspection team. Larger repairs are will require written approval from the client but will be arranged and supervised by Sojourn. -
Will I receive a 1099 at the end of the year?
Yes, Sojourn’s dedicated accounting team will send you a 1099. -
Do I have access to see how my property is doing?
You do! Once a Sojourn contract is signed and your custom listing authored, we will provide you with a dedicated login to our software, which will allow you to monitor occupancy and rates.
